Reservations & payment

All reservations are confirmed only after a successful payment authorization. Payment is processed by Stripe through our property-management system (Hostaway). You'll receive an emailed confirmation with check-in instructions, the property address, and your host's direct contact.

Cancellation policy

Our standard cancellation terms (full refund up to 30 days before arrival, 50% refund 14–30 days out, no refund within 14 days) appear on each property page before you book. Specific properties may have stricter holiday-season terms — these are always shown before checkout.

House rules

  • Check-in 4 p.m., check-out 10 a.m. (early/late on request, subject to housekeeping).
  • Quiet hours 10 p.m.–8 a.m. — Sedona has strict noise ordinances.
  • Smoking is not permitted in any of our properties.
  • Pets are permitted only on properties tagged "pet-friendly" and only with prior approval and a pet fee.
  • Maximum occupancy is firm and listed per property. Exceeding it is a contract breach.
  • Events, parties, weddings, and gatherings beyond the listed occupancy require advance approval.

Damage & security deposit

An authorization hold may be placed on your card 48 hours before arrival. It is released within 7 days of check-out, less any documented damage.

Force majeure

In the case of natural events (wildfires, road closures, severe weather) that make travel to Sedona unsafe, we will offer rebooking credit or a full refund, regardless of standard cancellation terms.

Governing law

These terms are governed by Arizona law. Disputes will first be addressed in good faith between the parties.
