Booking & Rates

You can book directly through our website, by calling our customer service team, or through popular booking platforms like Airbnb and Vrbo.

Yes, we require a minimum stay of one night for Nashville and two nights for Sedona. During the off-season, check with us for long-term stay discounts.

Usually yes, if the home stays open — message us and we'll check availability and send an updated quote.

Our direct rates already beat Airbnb and VRBO (no service fees), and we often apply a weekly or monthly discount — just ask for a quote on your dates.

We have several Sedona homes — for larger groups or multiple families, ask us and we'll suggest nearby homes you can book together.

Payment & Policies

We accept credit/debit cards and direct bank transfers.

Our rentals have cleaning fees, service fees, and pet fees. These will be outlined in your booking confirmation.

Most of our Sedona homes use a Firm policy: full refund if you cancel at least 30 days before check-in, a 50% refund if you cancel 7–30 days before, and no refund within 7 days of check-in. Our Nashville condo and the Sedona Studio use a more Moderate policy: full refund if you cancel at least 5 days before check-in, and a 50% refund if you cancel within 5 days. The exact terms for your home are shown on each property page and at checkout. For wildfires, road closures, or severe weather that makes travel unsafe, we offer a rebooking credit or full refund regardless of these terms — just message us.

Arrival & Your Stay

Check-in is at 4:00 PM, and check-out is at 10:00 AM.

Early or late is sometimes available depending on that day's cleaning schedule — ask us when you book and we'll try to plan around your flight. Once you've booked, you'll arrange the details and get your door code in your guest portal.

You'll receive check-in instructions and your keyless smart-lock code in your guest portal before arrival — no key pickup needed.

Our rentals include linens, towels, kitchen essentials, basic toiletries, WiFi and several other amenities. Check the listing for specifics.

No — every home includes all bed linens, bath towels, and starter toiletries and paper goods for the listed guest count. Just pack your bags.

Home, Pets & Sedona

Our vacation rentals are pet-friendly with a fee. Please check the listing details or contact us for pet-friendly rules and regulations.

Select homes are pet-friendly with prior approval and a pet fee, and some have fully enclosed yards. Tell us about your dog and we'll point you to the right home.

Some homes have EV charging — it varies by property. Tell us the dates and home you're considering and we'll confirm the charger (and type) before you book.

Parking differs by home — some fit a trailer or extra vehicle, others are limited by HOA rules. Check with us first and we'll match you to a home that works.

Sedona is year-round. Spring and fall are peak (70–85°F); summer is hot but dry; winters are mild and the best value — and yes, it occasionally dusts the red rocks with snow. Pack layers for cool mornings and evenings.

Phoenix Sky Harbor (PHX) is about 2 hours south via I-17 — best for most guests. Flagstaff (FLG) is about 45 minutes north but has very limited flights.
