You can book any of our Sedona homes directly on this website in a few minutes: choose your dates on the property's live availability calendar, review the full price breakdown, and reserve — no account required. You're also welcome to call or message our local team and we'll send a quote and hold your dates. Because our calendars sync in real time with Airbnb, Vrbo, and Booking.com, the availability you see here is always current, and booking direct means you skip those platforms' guest service fees — typically about 10% less for the exact same home, dates, and cancellation policy. Payment is handled securely by card, and the moment your booking is confirmed you'll receive a confirmation email plus access to your guest portal, where your check-in instructions and keyless door code appear before arrival.

Most of our Sedona homes require a two-night minimum, while our Nashville condo books with a one-night minimum. Some homes and peak periods — holidays, major events, and high-demand weekends — can carry a longer minimum, and those requirements are always reflected automatically in each property's live calendar, so if a range is too short the calendar simply won't let you select it and you never have to guess. Off-season and mid-week stays are the most flexible and usually the best value. For longer visits we offer reduced weekly rates and dedicated monthly pricing on stays of 28 nights or more, so a slightly longer trip can cost less per night than a short one. Yes. Our direct rates already beat Airbnb and Vrbo because we don't add their guest service fee (roughly 10% for the same home), and on top of that we apply length-of-stay discounts. Weekly stays of seven nights or more earn a reduced nightly rate, and stays of 28 nights or more book at dedicated monthly pricing that is substantially lower per night — ideal for remote workers, snowbirds, and extended Sedona getaways. Slow-season and mid-week dates stretch your budget further still. The easiest way to see your savings is to enter your exact dates on any property page: the calculator applies the right discount automatically and shows your all-in total, with the cleaning fee and taxes itemized and no hidden platform fee. Absolutely — group and multi-family trips are one of the things we do best. Several of our Sedona homes sleep large parties on their own (our biggest sleep up to 18, with room to gather), and when one house isn't enough we can pair nearby homes so your group stays together within a short walk or drive. Because we manage the whole collection directly, we can check real-time availability across every property at once, coordinate matching check-in dates, and hold multiple homes on a single conversation instead of juggling separate platforms. That's ideal for reunions, weddings, retreats, and multi-generational vacations. Tell us your headcount, your dates, and what matters most — hot tub, game room, single-level access, a fenced yard for the dog — and we'll recommend the right home or combination and send one clear quote. Booking direct also means no per-home service fee stacking up across several reservations.

Payment & Policies

We accept credit/debit cards and direct bank transfers.

Our pricing is deliberately transparent. Every stay includes a one-time cleaning fee, pet-friendly homes add a pet fee per pet, and applicable Arizona and local lodging taxes are shown as a separate line — that's it. Every charge is itemized on the property page and in your booking confirmation before you pay, with no surprise resort charges or booking fees at checkout. Most importantly, when you book direct with us, no service or platform fee is added at checkout. Book the exact same home on Airbnb or Vrbo and their guest service fee — commonly around 19% on Airbnb and 9% on Vrbo — is added on top of the nightly rate, which is why booking here is typically about 10% cheaper for identical dates and cancellation terms. The rate you see when you select your dates is the rate you pay, plus only the cleaning fee, any pet fee, and taxes.

Most of our Sedona homes use a Firm policy: full refund if you cancel at least 30 days before check-in, a 50% refund if you cancel 7–30 days before, and no refund within 7 days of check-in. Our Nashville condo and the Sedona Studio use a more Moderate policy: full refund if you cancel at least 5 days before check-in, and a 50% refund if you cancel within 5 days. The exact terms for your home are shown on each property page and at checkout. For wildfires, road closures, or severe weather that makes travel unsafe, we offer a rebooking credit or full refund regardless of these terms — just message us.

Arrival & Your Stay

Check-in is at 4:00 PM, and check-out is at 10:00 AM.

Standard check-in is 4:00 PM and check-out is 10:00 AM, which gives our housekeeping team time to prepare the home to our standard between guests. Early check-in or late check-out is often possible depending on that day's cleaning schedule and whether the home is booked the night before or after — so it's easiest to arrange when you book, and we'll do our best to plan around your flight. Once you've reserved, you'll handle the details through your guest portal, where your personalized check-in instructions and keyless door code appear before arrival. If a guaranteed early arrival or a very late departure is essential — say a red-eye flight or an event — let us know and we can sometimes hold the adjoining night to make it certain. There's no self-service key pickup to coordinate: access is by smart lock, so your timing stays flexible.

Getting in is simple and contactless. Every home uses a keyless smart lock, and your personal entry code plus step-by-step check-in instructions — parking, Wi-Fi, and anything specific to that house — appear in your guest portal before arrival, so there's no key to pick up and no office to visit. You'll typically receive access details the day before check-in, and your code stays active for the length of your stay. If you arrive late at night, that's completely fine; the smart lock works around the clock and there's no front desk to catch. Should you ever have trouble at the door, our local team is reachable by phone and message and can help in minutes, including sending a fresh code remotely if needed. Standard check-in begins at 4:00 PM; if you'd like to drop bags or arrive earlier, ask us and we'll check that day's cleaning schedule.

Our homes are set up so you can arrive and settle in immediately. Every stay includes fresh bed linens and bath towels, a fully equipped kitchen (cookware, dishes, coffee maker, and basics like oil, salt, and pepper), starter toiletries and paper goods, high-speed Wi-Fi, and climate control. Most homes add the extras that make a Sedona trip special: private hot tubs at five of our properties, outdoor patios with red-rock or canyon views, fire pits, grills, smart TVs, and in-home washers and dryers, plus dedicated parking. Family- and group-friendly touches — game rooms, extra sleeping arrangements, and fenced yards at select homes — are noted on each listing. Exact amenities vary by property, so the best place to confirm what a specific home offers is its page, where the full amenity list and photos are shown. If a particular feature is a must-have — EV charging, single-level living, a crib — tell us and we'll match you to the right home.

Home, Pets & Sedona

Yes — several of our Sedona homes are pet-friendly, so your dog can come along for the red-rock adventure. Pet-friendly homes welcome dogs with advance approval and a per-pet fee that's itemized before you book, and a few also have fully fenced yards, which makes mornings and evenings much easier with an active dog. Because not every home in the collection accepts pets — and some limit size or number — the simplest path is to tell us about your dog (breed, size, and how many) when you're choosing dates, and we'll point you to the homes that fit best and confirm the pet fee up front. You'll find our pet-friendly homes gathered together for easy browsing. Sedona itself is wonderfully dog-friendly, with many pet-welcome trails, patios, and shops nearby, so it's an easy place to bring the whole family, four legs included.

Some of our homes have fully fenced or enclosed yards, which many dog owners find makes all the difference for easy morning and evening breaks. Not every property is set up that way, though, and pet policies — including limits on size and number — vary from home to home, so the best approach is to tell us about your dog (breed, size, and how many) and we'll point you to the pet-friendly homes with the right outdoor space. All of our pet-friendly stays require advance approval and a per-pet fee, itemized before you book, and a few pair a fenced yard with a patio or hot tub for the perfect end to a day on the trails. Sedona is a genuinely dog-friendly town, with many pet-welcome trails and patios nearby, so bringing your dog along is easy — just confirm the yard and policy with us first.

It depends on the home — some of our properties offer EV charging and some don't, so it's worth confirming before you book. A few homes have a dedicated Level 2 charger or an accessible outlet suitable for overnight charging, while others rely on nearby public stations (Sedona has several, including faster chargers in West Sedona and Uptown). Because setups vary and we'd rather you arrive with certainty, tell us your dates and the specific home you're considering and we'll confirm exactly what's available and the connector type. If EV charging is essential to your trip, we can steer you to the homes that make it easiest. For Teslas and other EVs, we recommend arriving with enough range to reach the house or a public charger, since the drive up from Phoenix is roughly two hours.

Parking differs by home — some fit a trailer or extra vehicle, others are limited by HOA rules. Check with us first and we'll match you to a home that works.

Occasionally, yes — and it's beautiful when it happens. Sedona sits at about 4,300 feet, so it does get an occasional dusting of snow on the red rocks in winter, usually melting within a day or two. Spring and fall are the peak seasons, with comfortable highs around 70–85°F and cool evenings; summer is hot but dry, with afternoon monsoon storms in July and August; and winter is mild, quiet, and often the best value of the year, with crisp sunny days made for hiking. Whatever the season, mornings and evenings run cooler than midday, so pack layers. If you're chasing a specific experience — fall color along Oak Creek Canyon, a dusting of snow on Cathedral Rock, or warm hiking weather — tell us your flexible dates and we'll suggest the best window and the right home for it.

Phoenix Sky Harbor International (PHX) is the airport most guests use — about a two-hour, 115-mile drive north to Sedona via I-17, with major carriers, rental cars, and the widest choice of flights. Flagstaff Pulliam (FLG) is closer, roughly 45 minutes north, but service is very limited, so it usually only makes sense when the schedule and price happen to line up. A few travelers arrive at Sedona Airport (SDX) by private or charter aircraft; it sits right on Airport Mesa in town. However you fly in, a rental car is strongly recommended — Sedona's trailheads, viewpoints, and our homes are spread out and not well served by transit. The drive up from Phoenix is scenic and straightforward, and once you reach the house, check-in is contactless via a keyless smart lock, so late arrivals are no problem.
