Our 4-bedroom-and-larger Sedona rentals are built for group trips: family reunions, milestone birthdays, friends-turned-family vacations, and small wedding parties. With four or five bedrooms and homes that sleep up to eighteen, you get multiple suite-style rooms, kid-friendly secondary bedrooms, and enough square footage that the early risers can make coffee without waking the far end of the house.
Room for the whole group, under one roof
The hardest part of a group trip is usually the logistics of splitting it. Booking one house solves that: everyone eats together, nobody drives between hotels, and the cost per couple drops well below what separate rooms would run. Our largest homes here sleep eighteen across four and five bedrooms with three to four full bathrooms — enough that the morning queue never becomes a problem — and the mid-size four-bedroom sleeps fourteen. Each property page lists the exact bed configuration and guest maximum, which is worth reading closely when your group is a mix of couples, kids, and singles.
What these homes include
Expect open-plan great rooms with dining seating for a full table, large kitchens set up for cooking a real meal rather than reheating one, laundry, high-speed wifi, and driveway parking for several cars. Outdoor space is the point in Sedona: these homes carry oversized patios and decks — two with rooftop decks — private hot tubs, gas fire pits, and unobstructed red-rock views. Two of the largest include game rooms. Parties and events are not permitted at any of our homes; large overnight groups within each home's posted maximum are very welcome.
When to book and what it costs
Group-sized homes are the first thing to sell out in Sedona. Spring break, the October red-rock peak, Thanksgiving, and Christmas week routinely go months ahead, and a flexible week either side of those dates changes the total more than switching homes does. Rates move by season, and every calendar on this site is live — the price you see for your dates is the price you pay, with no OTA service fee added at checkout (Airbnb adds roughly 19%, Vrbo around 9%).
